1. What SubletU is
SubletU (getsubletu.com) is a matching service that connects people looking to sublet an apartment or room ("hosts") with people looking for short-term furnished housing ("renters"), starting with Villanova University students. SubletU is not a party to any sublease agreement between a host and a renter, does not manage properties, and — as of this version of these terms — does not process, hold, or transmit payments between hosts and renters.
2. Manual review, not verification
During this cohort, every host submission and renter request is reviewed by hand before SubletU acts on it. This review checks for completeness and obvious red flags — it is not legal verification of any lease or subletting right, not identity verification, and not a background check. 3. Host responsibilities
By submitting a listing, a host confirms:
- They have the legal right to sublet the apartment, including any required consent from their landlord, management company, or co-op/condo board.
- Their lease and building do not prohibit subletting, or they have obtained written permission to do so.
- The information provided about the listing is accurate to the best of their knowledge.
SubletU does not independently verify lease terms, building rules, or subletting legality for any individual listing. That responsibility rests with the host.
4. Renter responsibilities
SubletU connects renters and hosts directly. SubletU does not independently verify that any listing's building or lease permits subletting. Renters are responsible for independently reviewing the sublease and listing details with the host, and for confirming details directly with the host before sending any payment. Submitting a request does not create a confirmed booking.
5. No guarantee
SubletU does not guarantee the legality, availability, accuracy, or condition of any listing, and is not responsible for the conduct of any host or renter, on or off the platform, including non-payment, property damage, or a match that does not work out.
6. Fees
SubletU's Villanova beta is currently free while we test the matching process — no fees are being charged or collected today, and no payment processing is active on the site. Future pricing will be disclosed before any fee applies, and if and when fee collection goes live, these terms will be updated and users will be notified.
7. Account & data
SubletU does not currently have user accounts or logins. Information you submit through our forms is handled as described in our Privacy Policy.
8. Changes to these terms
Because SubletU is an early-stage, actively changing product, these terms may be updated as the product evolves (for example, before payments or accounts go live). The "last updated" date above will reflect the most recent change.
