SubletU's model is a 5% total fee split 2.5%/2.5% between host and guest, versus the 12-15% a typical NYC broker charges. That fee isn't being collected yet — payment processing isn't live during this manual-first cohort, so hosts and guests currently arrange payment directly after being introduced.

No, not in the sense of formal verification. Every host submission is manually reviewed for completeness and legitimacy — we may ask follow-up questions or request a video walkthrough — but we do not independently verify lease terms, confirm the host's legal right to sublet, or run background checks. "Manually reviewed" means a person looked at the submission and checked it for completeness and obvious red flags. It does not mean SubletU has confirmed the lease, confirmed the host's identity, or guaranteed anything about the apartment. We use "manually reviewed" instead of "verified" deliberately, to avoid overstating what actually happens.

No. Sending a request starts a manual review process. It is not a confirmed booking, and no payment is collected through SubletU today. A real person on the SubletU team reviews your request and, if it looks like a good fit, introduces you to the host.

Yes — listings are labeled as either a whole apartment or a private room with roommates remaining, so guests can filter for what they're comfortable with.

It depends on your specific lease and building — SubletU can't determine this for you. Hosts confirm they have the legal right to sublet (including any needed landlord/board consent) before submitting a listing. If you're unsure, confirm with your landlord, management company, or co-op/condo board first.

Sample listings marked "Example" exist to show what a real listing looks like before real hosts are onboarded. They can't be requested — the "Request to Book" button is disabled on them.
